The project is part of an overall development consisting of a total of 75 acres. Phase one, the Gateway Shoppes, features retail and restaurants. Phase two, the Gateway Sq., features office sites, a hotel site, and more retail. The New England Expedition, LLC, is an affiliation of Feldco Development of New Canaan, Conn.. Barry Feldman is managing partner.

Gene Beaudoin, a partner in Feldco, said, “We are pleased to see the predicted drawing power of Cabela’s come to fruition. Traffic at exit 42 of I-95, which is adjacent to the site, has jumped by over 20% since the opening. We are beating the trend.”

Tony Armstrong, of Properties Northeast, broker for the project, said, “Feldco and the town of Scarborough have a real winner on their hands. Given the level of preliminary inquires for all types of space, we feel we have great momentum.”
